A charming little house in Noirmoutier, comprising 3 rooms. Situated on the island of Noirmoutier in Barbâtre, less than 500 metres from the beach, 200 metres from the dunes and 500 metres from the town centre, 500 metres from the regional bus stop (serving the route to Nantes), a 10-minute walk from an electric vehicle charging point, opposite a bus stop for the free summer shuttle buses serving the whole island, a 5-minute drive from the pier for the ferry to Île d’Yeu, and 2 km from the historic site of Le Gois with its road that is submerged at high tide.
Situated in a private, enclosed cul-de-sac with just three houses, ensuring complete peace and quiet. Sleeps up to 4–6 people (2 double beds + 1 double bunk bed); ideal accommodation for 4 adults with children.

Baby equipment: a travel cot, a booster seat, a high chair, children’s crockery, a baby bouncer, a pushchair, a baby bath and a changing mat.

Non-smoking accommodation; pets are not permitted.

THE ACCOMMODATION

The 38m² ground-floor accommodation comprises:
- a pleasant, light-filled living area, with a sitting area featuring a TV, a sofa and two armchairs, as well as a fully equipped kitchen with a fridge, oven, microwave, induction hobs, dishwasher, toaster, Senseo coffee machine, hand mixer, digital scales and kettle, all complete with all the crockery needed for a long stay.
- A bathroom with a walk-in shower, toilet, double washbasin, washing machine, hairdryer, first-aid kit and storage space.
- A bedroom with a 140 bed and storage space.
- A second bedroom with a 140-bed loft bed and a 140-bed, plus storage space.
- A large 35m² south-facing wooden terrace with a garden shed. Garden furniture for 6 people, a charcoal barbecue, a large parasol and 4 deckchairs.

HOUSE RULES

We are delighted that you have chosen our house for your stay on the Île de Noirmoutier.
To ensure that your stay is as pleasant as possible, and that health and safety standards are maintained for everyone, we ask that you read these house rules carefully.

Duration of tenancy
This accommodation is let to you for a period specified at the time of your booking, as set out in your tenancy agreement.
Under no circumstances may a guest claim any right to remain on the premises outside this period.

Check-in and Check-out
- Check-in is in the afternoon from 4 pm.
- Check-out is in the morning before 11 am.
- Cleaning must be carried out on the day of departure, before the check-out time.

Equipment provided
- This accommodation is let with bedding (bed bases and mattresses), duvets, pillows and blankets. You must use fitted sheets to cover the mattresses, as well as pillowcases and duvet covers.
- If you use your own bed linen, please use the disposable mattress protectors and pillowcases provided on the various beds. You should dispose of these on your departure.
- Bed linen and other household linen (bed sets, towels, tea towels, etc.) are provided on request for a fee of:
▪ €15 per bed (prepared for your arrival)
▪ €5 per person for a set of towels and tea towels
Use of the premises
- All furniture is at your disposal. Please keep it in good condition and ensure it remains clean.
- Water, electricity and heating are included in the rental price. However, to help protect the environment as much as possible, please switch off the lights when you leave a room, do not leave the tap running unnecessarily, and do not leave doors and windows open for long periods if you are using the heating.
- All facilities are at your disposal, subject to normal and reasonable use. In this regard, please do not flush anything down the toilet other than toilet paper.
- Access to the property is via a key box. Please ensure you lock it securely whenever you leave the premises. You will be held responsible for any theft or damage should you fail to comply with this clause.

Please use the key box ONLY on arrival and departure.

Safety and Good Behaviour Guidelines
- Please respect the neighbours.
- Smoking or vaping inside the property is strictly prohibited.
- Please do not leave cigarette ends on the ground outside.
- Parties are prohibited

Cleaning Fee
- You are required to leave the property clean; basic cleaning products are available under the kitchen sink.
- If you use the barbecue:
▪ clean the barbecue grill after use and dispose of the charcoal
▪ replace the bag of charcoal if you run out

We offer an end-of-stay cleaning package for €55 and, if you wish, we can provide a cleaning service during your stay for an additional charge of €30 per hour.
However, please ensure you do not leave the property untidy or dirty; in particular, please make sure to tidy away furniture and other items, disposing of disposable mattress protectors and pillowcases, and washing up; otherwise, we will be obliged to notify the rental platform, which will deduct the costs and time spent on cleaning (i.e. a flat fee of €120) or even deduct the amount from the €500 security deposit.

Household waste
Bins are provided for your use.
Please follow the recycling guidelines: the yellow bin is for cardboard, plastic and metal packaging; the green bin is for general household waste.
On your departure, please ensure nothing is left in the bins in the house and that they are left clean.

Pets
Pets are not permitted.

In the event of a problem
- In the event of a breakdown or malfunction, please contact us immediately.
We will then do our utmost to resolve the situation.
No reimbursement for call-out charges or repairs will be considered without our consent.
- In the event of breakages, accidents or damage, please report this during your stay, even if no damage is immediately apparent.
In the event of loss or damage to items in the property, the amount of the security deposit may be reduced by the cost of repair or replacement.
